Condominium communities and certain housing associations with at least 1,000 units in New Jersey urban enterprise zones would get tax exemptions for property work.
Condominiums, housing cooperatives, and other covered housing groups with at least 1,000 units and shared property in urban enterprise zones would avoid sales and use taxes on their first $300,000 in annual purchases used only for property work.
The state would exempt covered purchases of materials, supplies, and services from sales and use taxes. Eligible communities are condominiums, homeowner associations, cooperatives, mutual housing corporations, and horizontal property regimes, another legal form of shared-property housing. Some shared property must be owned or controlled by the community’s owners or members. Purchases must be used only to build, maintain, improve, alter, or repair the community’s property. Contractors also qualify when hired by the community to improve, alter, or repair that property. The exemption would take effect immediately if the bill becomes law.
