At the May 4, 2027 primary, Ohio voters would decide whether to exempt home value above its inflation-adjusted value from taxes beginning in 2028.
If Ohio voters approve the amendment, some home value increases above an inflation-adjusted amount would be exempt from taxes starting in 2028, while the same owner or spouse keeps the home.
The proposed amendment would exempt some increases in a home's appraised value from taxation. It would cover an owner-occupied home in Ohio, including a manufactured or mobile home owned and lived in by someone whose legal home is in Ohio. The exemption would apply only while the home is owned by the same individual or that individual's spouse. A new improvement would not qualify, except a repair or replacement for damage that received a valuation deduction; that work would be exempt only up to the deduction amount. The amendment would take effect only if a majority of voters voting on it approve it. The exemption would begin January 1, 2028. If a majority of voters voting on the proposal approve it, the amendment would take effect immediately.
