The law describes when a copy of a property notice may be mailed. These rules cover notices under this chapter, including notices to tenants and people unlawfully holding property. If the recipient is absent, a copy may be left with someone of suitable age and judgment, and another copy mailed to the recipient's residence. If a tenant's or unlawful occupant's residence is unknown, or no suitable person can be found, the notice may be posted conspicuously and mailed to the property; a copy must also be given to someone living there if found. The law takes effect June 11, 2026. For a notice mailed under this section, service is complete when the properly addressed copy with postage paid is deposited in the U.S. mail in Washington; five additional days are allowed before a related action begins.
