Small Hawaii condo associations can vote to skip outside reviews
Hawaii condo associations with fewer than 20 units and buildings up to two stories can skip outside reviews of repair plans with majority approval at an owners’ meeting.
1
What it does
Condo associations with fewer than 20 units and buildings up to two stories can skip a required outside review for one three-year period if owners approve. They must share annual repair savings information and cannot skip consecutive periods.
Argument forEligible associations that approve a waiver could spend less on outside reviews and keep more money available for shared repairs.
Argument againstSkipping an outside review could leave small associations with mistaken repair estimates for longer, increasing owners’ risk of unexpected bills.
More detail
Eligible condominium associations may waive the required outside review of their plan for future repair costs. The waiver covers associations with fewer than 20 units whose buildings are no more than two stories tall. A majority of unit owners present or represented at a properly announced association meeting must approve. The association must continue preparing and sharing annual repair savings information. The association must record the vote and make it available to owners upon request. The association cannot waive reviews for two consecutive three-year periods. The law took effect upon approval on June 5, 2026. Each waiver covers one three-year period.
