Morgan voters would decide whether district homeowners can receive a city property tax break tied to a new 1 percent sales tax, if both legislative chambers first approve the measure by a two-thirds vote.
Eligible district residents would get a City of Morgan property tax break based on local sales tax proceeds. It would depend on voter approval and a new 1 percent local sales tax.
The proposal would exempt some of eligible residents’ City of Morgan property value from city property taxes. It would cover residents with homestead property in the Calhoun County special district. It would apply only to City of Morgan taxes on the part of the property within that district; any value above the exempt amount would remain taxable. The exemption depends on a two-thirds vote in each legislative chamber and approval by more than half of voters who cast ballots on the question. A person must apply unless they received another City of Morgan homestead exemption for the same property in the previous tax year and remain eligible. Once granted, the exemption renews each year while the person lives in the home and remains eligible; the person must tell the local tax official if they become ineligible. The election is set for November 2026. If the measure receives the required legislative votes and voters approve it, the exemption would start January 1, 2027, and apply through December 31, 2039.
